243-home Wynyard scheme approved on casting vote, with solar and EV charging as standard

A 243-home development at Wynyard Park has been approved by the narrowest possible margin, with Stockton-on-Tees councillors split 7-7 before the chair, Cllr Mick Stoker, used his casting vote to approve the scheme.

Stonebridge Homes will build the three to five-bedroom houses on a 37-acre site at Fallows Park, north of Tees Valley Court, with planning consultancy Hedley Planning supporting the application. The development is expected to generate around £900,000 a year in council tax revenue once occupied.

Solar panels and EV charging built in

Notably for the low-carbon trades, the homes are specified with solar panels and electric car charging points. New-build schemes of this size are now a meaningful source of work for solar installers and EV charge point fitters, and each completed home adds to the base of households likely to add batteries, heat pumps and further electrical upgrades over time.

Concerns remain

Approval was not straightforward. Councillors heard continued uncertainty over the A689 bridge, and the split vote reflects local debate about the pace of development at Wynyard. A separate 135-home phase elsewhere in the area, backed days later for Banks Homes and Cameron Hall Homes, underlines that Wynyard remains one of the most active housing markets in the Tees Valley.

For homeowners in existing Wynyard estates, sustained new-build demand in the area tends to support values, and the specification of the new homes sets a benchmark that older properties are increasingly retrofitted to match.
